It's our first time to use this firm for Eviction case with our tenants. Deans and Lyons charges too high to their clients and does not disclose upfront fees during our first meeting with Attorney Kathleen Kilanowski. We were made to pay a retainer of $1000 for the legal services and she told us that it only cost $300 to make an eviction letter, and if the tenants do not contest the eviction, then we can get back the $700. It took more than a week before she finalized and sent the letter for eviction to our tenants (after she received the amount of $1000). It was not a good service at all! The worst thing was that after we made our tenants moved out the house without resistance and no further legal actions, she charged us to an hourly rate instead of a typical eviction fee of $300. She charged us $305/hr to Analyze Client's contract for deed and another $427.00 for 1.4 hrs to Analyze Texas Laws pertinent to terminating land-lord tenant relationships. These fees were not made known to us during our initial meeting with Atty. Kilanowski, and she did not inform us for charging an hourly fee as we progressed toward the closing of our case. We were just surprised to know that we owed $,1000 (exactly the initial amount we put in) as our legal service fees to her without doing any complicated actions to close the eviction case. We were very unhappy of charging us $1,000 with unsatisfactory service and not disclosing the real legal fees upfront.
