Happy Manager
I have found the attorneys at Glausier Knight Jones to be among the best in helping association boards accomplish their objectives. Collections are handled in an expeditious manner, fair to both the association and the occasional delinquent owner who needs help. I have worked with them on numerous mediations and at all times found them to be reasonable without compromising the law or the association’s position. Their approach to boards is very practical; they do not engage in academic case studies or theoretical law. And when the need arises, they have no problem going to court in a timely fashion to settle affairs, thus reducing the overall legal expenses of an association. I have personally witnessed many times where legal fees were reduced in order to move things along.
From a manager’s perspective, they explain the complexities of HOA/COA law in layman’s terms, thus enabling the manager to better handle his responsibilities. They are very adept at helping associations out of tough situations that may at first glance seem threatening to a board. They truly operate as a partner with the manager, not as a law firm operating apart from him. They understand that they play a significant role in a manager’s success and effectiveness.

Based on my experience, GKJ is the best real estate attorney firm in the state of Florida. Over the last 15 years, my wife and I have owned over 40 rental properties in 8 different communities. We have served on the BOD because we figured out quickly it was necessary to protect our investments. As a result, we have been involved in several significant issues ranging from HOA/condo document updates, Director recall, sinkhole remediation, vendor non-performance, financial re-structuring, collections, etc. In every situation, the guidance we received from GKC resulted in an effective resolution of the issue. Their advice is practical, based on the fact that they have worked with hundreds (maybe thousands) of communities across the state. Their advice was supported by case law, resulting in positive resolutions when the issue had to go to trial or arbitration. We have also been impressed that GKJ has multiple attorneys and support staff, who seem to be well coordinated. So we have not had problems where issues fall through the cracks. And we have been able to get timely answers to our questions, sometimes in situations which demanded ridiculously short timeframes. One of the most positive benefits of GKJ is the way they handle collections. Unlike other attorneys we have dealt with who charged us for every action in a collections matter, GKJ does not charge our HOA or condo association anything until they collect the funds. Then they collect their fee from the outstanding owner and forward the amount owed to us. This was the biggest factor in helping us bring four of the eight associations back to a stronger financial position, especially after the housing crisis in 2008-2009. GKJ also has a strong working relationship with many of the property management companies they work with. There are several they do not have a good relationship with, but typically, those are the companies who try to operate with poor ethics and integrity. Those companies do not like being held accountable by GKJ. In summary, we have been so impressed with GKJ, we use their involvement with a community as part of our purchase criteria. Unless GKJ represents the community, or unless we are able to talk to the existing BOD members about our involvement, and their willingness to consider switching to GKJ, we will not purchase in that community.
I have had the pleasure multiple times, dealing with all three of these attorneys. I serve on multiple HOA Boards and we have had the need for legal advise and work on many occasions. They are quick to respond and their advise has been spot on. The few times where we have been to court, Charles Glausier has always prevailed for the Association. Not sure there is a more dedicated staff and knowledgeable Attorneys out there.

I’ve personally worked with Marisol Ruiz and it was easily the most pleasant experience I’ve ever had. Your case is in good hands with her.
